I have a live oak tree about 30+ years old. The leaves are turning brown. It almost looks like it is dying. What is wrong with it and what can I do to pep it up?

Well, let's look at this: what, if anything has changed for this tree since this began to happen?

Any change in irrigation, soil level, treatments, etc?
